Credit Card Authorization

A valid credit card is required to validate your inspection agreement and reserve your appointment. Your card will not be charged when the agreement is signed unless you choose to pay by credit card or payment is otherwise due under the terms of the agreement.

Pay at Closing

If you elect to pay at closing, a $25 administrative fee will apply. Closing must occur within 60 days of the inspection date. Any unpaid balance remaining after 60 days will be charged to the credit card on file unless alternative payment arrangements have been made..

    TERMITE / WOOD DESTROYING INSECT INSPECTION 
    The wood-destroying insect inspection and evidence review involves a careful visual examination of all accessible areas, particularly those susceptible to attack by wood-destroying insects. Evidence includes both present and past activity.

    RADON GAS COLLECTION AND ANALYSIS (Interior of House)
    Radon is a gas that naturally occurs below the soil.  There is evidence that when Radon levels are elevated, exposure to this gas can cause lung cancer.  Advantage Inspection provides a certified measurement utilizing a continuous radon monitor (CRM).

    SEPTIC SYSTEM INSPECTION per system.
    (Includes Camera Scope of Drain Field if feasible and/or accessible at No Cost)
    A septic inspection is a visual inspection of accessible systems and components. It includes reviewing the septic permit (if available), the main waste line, probing the tank, observing setbacks, uncovering lids, inspecting the tank, inlet, outlet, and processing, the distribution box, stress system evaluation, and cleaning the filter assembly (when accessible).

    HEATING AND COOLING INSPECTION – 
    This ancillary inspection is invasive and will extend beyond the traditional home inspection HVAC evaluation, as it involves a thorough assessment of mechanical equipment (Air Handler, Heating and Cooling) by a licensed HVAC professional. This evaluation will measure pressures and fuel movement within the system (may be limited by outdoor or seasonal temperatures), evaluate the interior of the equipment, and provide results and recommendations for the system(s).  

    POOL/SPA INSPECTION – 
    Advantage will visually inspect the pool surface, surround, and visible components.  Advantage will operate the pool equipment, including heaters, filters, exchangers, lighting, and cleaners.
      
    IRRIGATION/SPRINKLER SYSTEM INSPECTION –
    Advantage will visually inspect all control systems, valves, exposed pipes, irrigation heads, and timers.  We will review each system or zone to verify its proper operation.  We do not evaluate proper coverage or coverage area requirements. 

    FUNGAL/MOLD GROWTH SWAB SAMPLE AND LAB REPORT –
    Advantage will swab any visible evidence of fungal or mold growth and send it to the lab for analysis, including identification of the type(s).  The lab results are compiled into a report and delivered to our client, and if approved, to their designated representative.


 

AIR QUALITY/AIRBORNE MOLD SPORE SAMPLING AND LAB REPORT-
Advantage will draw multiple air samples (control/one other room) to measure and determine the presence of airborne mold spores. These samples are sent to the lab for analysis, which includes identifying the type(s) and their count.  

BASIC WATER SAMPLING AND LAB ANALYSIS – 
Advantage will draw water from a sterilized potable source and send the sample to the lab for analysis. Minimum drinking water standards are tested for Coliform Bacteria, E. coli bacteria, Nitrates, Nitrites, and Lead.  

ADVANCED WATER LAB ANALYSIS – 
Advanced Water House Panel—Testing adds to the Standard Testing (Coliform Bacteria, E. coli bacteria, Nitrate, Nitrite, and Lead) the following: Alkalinity, Arsenic, Chlorine, Copper, Fluoride, Hardness, Iron, pH, Phosphorus, Sulfide, and Suspended Solids.

WELL SANITIZATION AND LAB ANALYSIS – 
Advantage will sanitize a well, flush the home supply lines, and clean individual components. Advantage will draw a sample and deliver it to the lab for analysis and verification of a clean water system (Free of Bacteria). 
 
RADON GAS ANALYSIS (Drinking Water Analysis) – 
Radon in water is not regulated in North Carolina. The EPA has set proposed minimum allowable levels for private drinking water.  We will collect the sample to meet current standards and deliver it to a state-licensed lab for analysis and measurement.

ROOFING EVALUATION – 
This comprehensive roof evaluation will go beyond the traditional home inspection. We will provide drone photos of the roof’s components, penetrations, and flashings. If approved, we will deliver them to our client and their representative. The roofing inspector will also walk through all areas that are safe to walk.

LEAD PAINT/ASBESTOS BULK SAMPLING WITH LAB ANALYSIS –
This lab analysis is provided through a bulk sampling or bulk scraping of the materials or locations predetermined by the client.  This bulk sample provides information that may help determine if further testing or sampling is required or recommended.  

HUD/FHA/VA FOUNDATION CERTIFICATION – 
Advantage will provide an engineering report on a manufactured home’s foundation that meets HUD, FHA, and VA guidelines.  If approved, an engineer will seal this report and deliver it to our client and their representative.  

MOLD BUNDLED Discounted SAVINGS (Airborne mold sampling and HVAC ductwork mold swab with lab analysis) – 
Advantage will draw multiple air samples (from the control room and one other room) and swab the interior of the HVAC return duct to identify evidence of fungal growth through laboratory analysis.

MOLD TESTING

Mold is commonly caused by water damage and often starts in places unseen: behind walls, under floorboards, and in dark corners of basements and crawlspaces. Given optimal conditions, mold will grow quickly and pose serious health risks to you and your loved ones. We offer non-invasive inspections to pinpoint water damage and mold growth in your home. If not rectified, mold can cause substantial damage to your home’s structural integrity.

WDI/TERMITE INSPECTIONS

Termites and other wood-destroying organisms cause millions of dollars of damage per year to buildings across North Carolina. Our inspectors are registered pest control technicians through the N.C. Department of Agriculture Structural Pest Control Division. We are affiliated with Cooper Pest Control to provide wood-destroying insect reports (WDIR) required by many mortgage lenders.
