asbestos inspection

Defination and Purpose

Asbestos is a naturally occurring mineral fiber once used in building materials for its strength and heat resistance—most commonly in popcorn (acoustic) ceiling textures and pipe insulation. When those materials are damaged or disturbed, tiny fibers can become airborne and be inhaled.

Our purpose is simple: safely collect samples, have them analyzed by an independent third-party laboratory (Priority Lab), and provide an easy-to-understand report so you can make informed decisions before remodeling, repairing, or disturbing suspect materials.

    Scope of Services

We confirm your areas of concern (typically popcorn ceilings and pipe insulation) and explain the sampling plan and safety steps.   We set a clean work zone, mist the area to minimize dust, and use appropriate PPE to protect your home and our team.

    Representative sampling:

Popcorn ceilings: We take discreet samples from different areas to account for possible texture variations.

Pipe insulation/wrap: We sample at logical sections (straight runs, elbows, fittings) as needed for an

Chain of custody: Samples are labeled, sealed, and submitted to Priority Lab for analysis

Clear results: You receive a written lab report and our plain-English summary outlining what was tested, findings, and next-step options (e.g., leave in place, encapsulate, or consult a licensed abatement contractor).

What we don’t do: We do not perform asbestos abatement or disturb more material than necessary for sampling. If results are positive and action is needed, we’ll point you to qualified pros.

    Top Three Things to Know!

Don’t disturb it until you know. Drilling, scraping, sanding, or demo can release fibers. Testing first is the safe—and usually most affordable—path Positive doesn’t always mean removal. Depending on condition and plans, management or encapsulation may be acceptable. Your lab report and our summary will outline options. Independent lab, objective answers. We use Priority Lab for impartial analysis and documented chain-of-custody, so your decisions are based on verified data.

    Asbestos Analysis Report

Samples of suspect materials were collected in accordance with industry standards and submitted under chain-of-custody to Priority Lab for analysis. The attached laboratory report documents the results of those tests. Advantage Inspection does not perform asbestos abatement. If asbestos-containing material is confirmed, consult a licensed asbestos abatement contractor for management or removal options.

    Asbestos Sampling and Analysis Cost

The cost of asbestos testing depends on the number of samples needed.

    • Popcorn ceilings: Most homes require 1–2 random samples to ensure accurate results.

    • Pipe insulation: Sampling is usually taken at straight runs and fittings, which may add 1–2 samples.

    • Laboratory analysis: Each sample is submitted to Priority Lab with documented chain-of-custody.

Typical costs range from $195–$250 per sample, including collection, handling, and lab fees.

Final pricing is based on the number of suspect materials and areas tested.

    FAQ

    Let Advantage Help YOU!

Do I need to leave the home during sampling?

No. We take small, controlled samples with dust-minimizing methods. You can be home, and the area is tidied when we’re done.

How many samples do I need?

It depends on how many different materials/areas are present. Popcorn ceilings and pipe insulation can vary across rooms or sections, so we collect enough samples to be representative—not more than necessary.

    How fast are results?

Priority Lab processes samples promptly. We’ll share your report and a plain-English summary as soon as the results are in.  (General expectation for report delivery 3-5 business days).

If it’s positive, what are my options?

Options typically include leaving it undisturbed, encapsulation (sealing/painting with appropriate products), or professional abatement. We don’t remove asbestos, but we’ll guide you on the right next call.

Can I take my own samples?

DIY sampling is possible but not recommended. Proper PPE, dust control, and chain-of-custody matter. Our process is designed to be safer, cleaner, and lab-ready.
