Scope of Services:  Roofing Inspection

As licensed North Carolina home inspectors and members of InterNACHI, our roof inspection is a visual, non-invasive evaluation of the readily accessible components of the roofing system. This includes:

🔍 What We Inspect:

  • Roof Covering Materials:

    • Asphalt shingles, metal panels, clay tiles, rolled roofing, etc.

    • We look for missing, damaged, curling, or deteriorated materials.

  • Flashing and Roof Penetrations:

    • Chimney flashing, vent boots, skylights, plumbing stacks, etc.

    • Inspected for proper installation, seal integrity, and signs of leaks.

  • Drainage Components:

    • Gutters, downspouts, and scuppers

    • We look for clogs, corrosion, improper slope, or discharge near the foundation.

  • Roof Structure (From Accessible Areas):

    • Observed from attic (when accessible) for signs of sagging, leaks, or water stains

    • Includes visible framing, decking, and sheathing conditions.

  • Signs of Moisture Intrusion:

    • We identify any visible evidence of active leaks or past water intrusion.

    • Moisture meters may be used in suspect areas (interior or attic).

🚫 What We Don’t Do:

  • We do not remove roofing materials or perform destructive testing.

  • We do not walk roofs that are unsafe due to height, slope, or weather conditions.

  • We do not issue roof certifications or guarantees on lifespan.

    What You Should Know!!

    • Home Inspections Are Visual: We don’t move furniture, remove finishes, or damage property. Our role is to observe and report.

    • We’re Not Code Inspectors: A home inspection is not a code compliance inspection.

    • Limitations Exist: Weather, access, and visibility can affect what we observe—especially with roofing.

    • We Don’t Pass or Fail Homes: Our job is to give you a clear picture of the home’s current condition.

    • Follow-Up May Be Needed: We may recommend further evaluation by a licensed roofer or structural engineer.

    Do home inspectors walk the roof?

    Sometimes. If the roof is safely walkable, we will. If not, we use ladders, binoculars, zoom cameras, and every advantageous point we can use to evaluate the roof. (Advanced Roof Inspection uses drones to inspect from the edges or air.

      Can you tell me how many years the roof has left?

      We can give an estimated remaining life based on age, condition, and materials, but we don’t guarantee roof life. For warranty or lifespan guarantees, consult a licensed roofer.

      What do you look for on a roof?

      We look for missing or damaged shingles, exposed fasteners, failed flashing, ponding water, moss or algae growth, soft spots, and signs of active or past leaks,

        Is an advanced drone roof inspection better?

        For difficult roofs, yes. Drones allow us to get high-resolution images of areas we otherwise can’t access. It adds a layer of detail to the standard roof evaluation.

          Will my insurance require a roof inspection?

          Some insurance companies may ask for documentation or photos of the roof’s condition, especially for older homes. Our inspection report can help satisfy that requirement.
